Custom home builders in Melbourne

A custom new home is a house built around your block, drawings and selections rather than a standard range. Lambert York builds architect-designed homes for Melbourne homeowners across Bayside, the Inner East, Mornington Peninsula and North West Melbourne. Pat handles pricing and contracts; David oversees the build, trades and programme.

Who this is for

You have the block, the brief, or the architect. We take it from there.

New homes at Lambert York are for people who want a specific house — not a range home with upgrades. Most of our new-build clients arrive with an architect and a set of drawings. Some arrive with a tired house on a good block. Either way, you'll get one price, one date and two owners accountable for both.

What we build

Four ways to start a new home.

⌂14–18 mo

Custom homes

Fully architect-designed homes on your existing or new block. Priced line by line from the drawings.

⟲12–16 mo

Knockdown & rebuild

Keep the street, lose the house. We handle demolition, permits and the new build under one contract.

⫴14–18 mo

Dual occupancy

Two homes on one block, built to the same finish. Live in one, sell or hold the other.

▦16–20 mo

Townhouses

Boutique three-to-six dwelling developments for owners and small developers who want the finish to sell itself.

Process for a new build

From drawings to keys.

The new-build version of our five stages, with the timeframes we actually hit.

1Week 1–2

Site & drawings review

Pat walks the block, reads the plans, flags anything that will cost more than it should.

2Week 3–10

Selections & fixed price

Every finish chosen, every supplier quoted. You sign a number, not an estimate.

3Week 10–16

Permits & ordering

Long-lead items ordered before the slab. Stone, windows, joinery — all booked.

410–14 months

Build

David on site daily. Weekly photo update from Pat. Site visits whenever you want them.

5Handover

Walkthrough & warranty

Walkthrough, manuals and project-specific insurance documentation.

Craft & materials

What you chose is what gets installed.

No "equivalent" substitutions. If the sample board says Elba, the benchtop is Elba. Photos below are from finished homes — swap in Dropbox selects.

Guides

New home questions

Asked before contract.

How much does a custom new home cost in Melbourne?+

The existing site guide lists $5,500–$8,500 per m². TODO: Confirm this range, scope and exclusions with Pat before treating it as current pricing. Your fixed price is based on the agreed drawings and selections.

How long does a custom new home take?+

The existing service guide lists 12–18 months on site. TODO: Confirm the current timeframe and the boundary between design, approvals and construction with Pat. Your project programme is agreed before contract, with David providing build updates.

Do I need permits for this work in Melbourne?+

Building approvals are part of the new-build process, and planning requirements depend on the site and proposal. Zoning, overlays and the design need review before the required approvals and programme can be confirmed.

What is the difference between a custom builder and a volume builder?+

A custom build starts with your individual drawings and selections rather than a standard house range. Lambert York prices the plans and agreed finishes before contract, with Pat handling pricing and David running the build.

What does the $20M warranty facility mean for my project?+

The $20M figure is Lambert York's builder warranty insurance facility, not a $20M payout for your home. Your project's insurance has its own certificate, terms and limits; ask Pat to explain the documents that apply to your contract.

Who will quote my project and run the build?+

Pat Pugliese handles quotes, pricing, contracts and client contact. David Filippelli runs the site, trades, programme and build quality, and both founders stand behind the work.

Where in Melbourne does Lambert York build?+
