Custom new home builds in Melbourne

A custom new build is a one-off home built from individual drawings, with the layout and finishes selected for its owners. Lambert York builds these homes for Melbourne clients with a block, brief or architect's plans across Bayside, the Inner East, Mornington Peninsula and North West Melbourne, with Pat pricing and David overseeing delivery.

Who this is for

A specific house, not a range home with upgrades.

Most custom clients come to us with an architect and a set of plans. We read them properly, flag cost risks early, and give you one number and one handover date — with Pat handling pricing and contracts, and David accountable for the build programme.

Questions

Asked before contract.

How much does a custom new build cost in Melbourne?+

The existing site guide lists $5,500–$8,500 per m². TODO: Confirm this range, scope and exclusions with Pat before treating it as current pricing. Your fixed price is based on the agreed drawings and selections.

How long does a custom new build take?+

The existing service guide lists 14–18 months overall; 12–14 months building. TODO: Confirm the current timeframe and the boundary between design, approvals and construction with Pat. Your project programme is agreed before contract, with David providing build updates.

Do I need permits for this work in Melbourne?+

Building approvals are part of the new-build process, and planning requirements depend on the site and proposal. Zoning, overlays and the design need review before the required approvals and programme can be confirmed.

Do I need my own architect before talking to Lambert York?+

No, you can start the conversation with a block and a brief. Many clients bring their architect's drawings, and Lambert York can also introduce architects when you are starting from scratch.

What does the $20M warranty facility mean for my project?+

The $20M figure is Lambert York's builder warranty insurance facility, not a $20M payout for your home. Your project's insurance has its own certificate, terms and limits; ask Pat to explain the documents that apply to your contract.

Who will quote my project and run the build?+

Pat Pugliese handles quotes, pricing, contracts and client contact. David Filippelli runs the site, trades, programme and build quality, and both founders stand behind the work.

Where in Melbourne does Lambert York build?+
