Contact Lambert York, Melbourne builders
Four quick questions so Pat knows which division your project sits in. He'll call within one business day with a real opinion — not a sales pitch.
Talk to Lambert York about Melbourne custom new homes, knockdown rebuilds, extensions, second storey additions, period home renovations and kitchens and bathrooms. Whether you have architect’s drawings or are still exploring the possibilities, Pat can help you understand the scope and a realistic pricing path. We work across Bayside, the inner east, the north west and the Mornington Peninsula, with David leading the work on site.

Is the consultation free?+
Yes. The first site visit and the scope note are free. If you want a detailed fixed-price tender from architect's drawings, we'll agree a small estimating fee up front and credit it against the contract.
Do you work outside Bayside and the inner east?+
The Mornington Peninsula and Melbourne's north west, yes. Further afield, sometimes — it depends on whether Pat or David can be on site within the hour. Ask.
How much does a renovation or extension cost in Melbourne?+
It depends on the scope, the existing property and your selections. Most Lambert York projects sit in the ranges shown in the form. Pat gives you a realistic range on the first call.
Do you work with my architect or can you recommend one?+
We work with your architect and can discuss recommendations if you haven't chosen one. Tell Pat where you're up to, whether you have an idea, a brief or drawings.
How long does a custom new home take to build?+
The programme depends on the design, site conditions, approvals and scope. Pat will give you a realistic programme once the scope is known, rather than promise a timeframe before understanding the project.
What is the $20M warranty insurance facility?+
It is Lambert York's builder warranty insurance facility, not a $20M payment or cover limit for each home. Your project's insurance is specific to that project and its policy terms. Ask Pat to explain the cover and documentation for your build.
Do you handle permits?+
We work with your architect and consultants through the permit process. Pat will clarify the approvals required and who is responsible for each part once the scope is known.
Can I visit a finished project or current site?+
Ask Pat. Visits depend on the project, the owner's permission and site safety, so we'll discuss what's possible for your enquiry.
